You may have heard the term Gas Safety Certificate or CP12, particularly if you’re a landlord or have recently bought a property. Here’s what it is, who needs one and what it involves.
What is a Gas Safety Certificate?
A Gas Safety Certificate, formally known as a CP12, is a document issued by a Gas Safe registered engineer after they have inspected and tested all the gas appliances and fittings in a property. It confirms that everything is operating safely and within the correct parameters.
A CP12 covers items such as:
- The boiler
- Gas fires and wall heaters
- Gas hobs and cookers
- Gas pipework and connections
- Flues and ventilation
Is it a legal requirement?
For landlords, yes. Under the Gas Safety (Installation and Use) Regulations 1998, landlords are legally required to have all gas appliances in a rented property inspected by a Gas Safe registered engineer every 12 months. A copy of the certificate must be provided to tenants within 28 days of the inspection.
For homeowners, there is no legal requirement to have a Gas Safety Certificate, but it is strongly advisable, particularly when buying a property, moving into a new home or if appliances haven’t been checked for some time.
Who can carry out the inspection?
Only a Gas Safe registered engineer is legally permitted to carry out gas safety inspections and issue a CP12. You can verify any engineer’s registration on the Gas Safe Register website.
