Boiler losing pressure? We find the leak in your heating system and stop it coming back.

Most combi and system boilers run on a sealed system, which should hold its pressure for months. If the gauge keeps dropping, water is escaping somewhere. The usual signs are:
Read our guide to boiler pressure loss for the common causes and what you can check yourself.

Heating leaks often hide under floorboards or inside walls, so we test before we lift anything. Our Gas Safe engineers:
We then explain what we’ve found in plain English.

Once we’ve found the leak, we repair or replace the faulty pipe, valve or radiator. We then refill the system to the right pressure and check it holds before we leave.
Every top-up adds fresh water, which can bring corrosion and sludge, so we top up the inhibitor that protects your radiators and boiler. A magnetic filter catches sludge before it reaches the boiler, and if the system is already badly sludged, a power flush may be the best next step.

This service is for your heating system: the radiators, valves, heating pipes and the boiler’s sealed system. If the leak is on a tap, toilet, shower or the water pipes that feed them, or your water bill has gone up, our leak trace and repair service covers every kind of leak in the home.

Hardly ever. A healthy sealed system holds its pressure for months at a time. If you’re topping up every week or two, water is escaping somewhere, and it’s worth finding out where before it causes damage.
Yes. Water can escape from pipes under floors or inside walls and soak away out of sight, or leave through the pipe from the pressure relief valve outside. A falling pressure gauge is often the only sign.
It can be either. A worn pressure relief valve or a faulty expansion vessel in the boiler can make the pressure drop without a drip anywhere in the house. We check the boiler first, then the pipework, so you only pay to fix what’s actually wrong.
Yes. Heating pipes often run under floorboards, so we follow them with thermal imaging and listen for escaping water with acoustic detectors. That way, if a floorboard does need lifting, it’s the right one, and we’ll agree it with you first. We use dust sheets throughout.
Yes. Finding the leak is charged at our specialist leak trace rate for labour: £230 for the first hour, then £115 for each extra 30 minutes. Materials and parts are charged separately. Once we’ve found the leak, we explain the repair and agree its price with you before we start. There are no hidden costs.
Most visits take one to three hours, depending on the size of your system and how well hidden the leak is. We’ll tell you before we start if the heating needs to be off for longer.
It could be. Most boilers lock out when the pressure falls too low, and a leak is a common reason it keeps falling. If the pressure is fine and the boiler still locks out, it’s more likely a fault inside the boiler, and our boiler repair team can help.
